Property Care
Your property in good hands while you're away — upkeep, works, tenants, and long-term value.
Most of our owners live somewhere else: Paris, London, Geneva, Milan, New York. We become their presence on the ground. We watch over the property, trigger and supervise the work it needs, handle tenants, and report back — so distance costs neither time nor value.
Day to day, we keep watch over your property: regular inspection visits, meter readings, airing out, monitoring damp and salt-air damage, mail handling, and co-ownership charges. You get a report with photographs; there is nothing for you to chase.
When something needs doing, we handle it end to end: comparing quotes, using trades from our own network, being on site while the work happens, and inspecting the result. A leak caught in November costs immeasurably less than a leak discovered at Easter.
If your property is let, we carry the rental management: pricing, tenant selection, inventories, payment tracking, and the choice between short and long lets depending on the season and the commune. If you are looking to buy, we assess the property beforehand — real condition, foreseeable charges, rental potential.
Over time, we steer renovation toward what genuinely serves the property's value and coordinate architects and trades. We will also tell you plainly when a renovation will not pay for itself. A holistic approach, from the cleaning to the yield.
Who it's for
Second-home owners
You live in Paris, London, Geneva or Milan and come for a few weeks a year. The house needs eyes on it every week.
Landlords
Tenants, inventories, rent, repairs: everything that needs someone on the ground, we do in your place.
Buyers & investors
Before you sign: the property's real condition, foreseeable charges, rental potential. We also tell you when to walk away.
Families & estates
One villa, several generations and diaries, and a single point of contact keeping it in order.
What we offer
The Riviera is hard on empty houses.
Salt spray eating at ironwork, winter damp in closed rooms, autumn storms, pools turning green, shutters seizing — and insurance policies that require regular inspections before they pay out. A leak caught in November costs immeasurably less than a leak discovered at Easter.

What Our Clients Say

"We're in London ten months a year. One WhatsApp message and the house is aired out, the fridge is stocked and the pool guy has actually shown up. Last winter they spotted a leak two days after it started — that alone paid for the year."

"We left them the keys in September and came back at Easter. Shutters open, garden watered, pool perfect, even the mail sorted by importance. It's as if the house never went to sleep."

"They talked me out of the first apartment I wanted to buy — with the maintenance costs and realistic rents to back it up. The one we bought instead, in Beaulieu, rents 34 weeks a year. That advice would've been cheap at ten times the price."

"Their audit before we bought our Menton apartment saved us from two nasty surprises — the roof and the co-ownership rules. We renegotiated accordingly: €28,000 saved. Hard to get more concrete than that."

"I asked which renovations were worth doing before renting out my flat. They came back with a costed list, said no to half of my ideas, and the flat now rents for almost a third more. Straight answers, no upselling."

"My first rental investment, and I had everything to learn. They guided me from the viewing to the first booking: price, works, furnishing, pricing strategy. Six months later, the studio hasn't had a single empty week."
Frequently asked questions
You choose the rhythm — monthly, fortnightly or weekly — and we adapt it to the season: more often during the autumn storms and before your arrivals. Every visit produces a photo report.
